A residential quarter worth 32 million will be built in Jugla

Real estate developer Kaamos has started construction of the Riiti residential quarter at 11 Juglas Street in Riga. The project will include five modern, nearly zero-energy apartment buildings ranging from four to nine storeys, located close to Lake Jugla. A total of 32 million euros will be invested in the project, and construction will be carried out by the Kaamos group’s construction company Kaamos Construction. The residential quarter is planned to be completed by the end of 2029.

“We are pleased that, after a break of several years, new housing construction is once again taking place in Jugla, and this will be the largest Kaamos residential complex in Latvia so far. Jugla is not only Riga’s green oasis, but also the northeastern gateway to Vidzeme, and it will soon be complemented by high-quality, modern apartments that will allow city comforts to be combined with a peaceful environment close to nature,” says Kaamos Real Estate Chairman of the Board Guntars Cauna.

In the Riiti residential quarter, a total of 233 high-quality, Scandinavian-design apartments with two to four rooms, ranging from 42 to 153 square metres, will be built. As in other Kaamos projects, the new A-class energy-efficiency homes in Riiti will feature triple-glazed windows, underfloor heating with the possibility to regulate the room temperature individually, as well as ventilation units with heat recovery that residents can control themselves, thereby ensuring lower utility costs. Each apartment will have a balcony or terrace, while 2.7 m high ceilings and large windows will provide a sense of spaciousness. The apartments will be delivered with full interior finishing, and apartment owners will be able to choose one of four interior design collections. Solar panels installed on the roofs will allow the buildings to use renewable energy in their operation. 

“With this project, we want to create comfortable homes with contemporary design that harmoniously complement the nearby private-house area. It is also important that the territory is very quiet with many large trees – a kind of island, yet easily accessible from the city’s main streets. One of the most interesting solutions is a special walking area in the western part of the quarter by the Strazdupīte stream,” says Riiti residential quarter architect Uldis Bērziņš. 

Riiti is developer Kaamos’s fourth apartment building project in Latvia, whose construction the company will carry out with its own resources. “The construction of a high-quality, energy-efficient, environmentally friendly and functional multi-apartment project is based on an in-depth analysis of the construction market, excellent cooperation partners and a creative, professional team that ensures project implementation and delivery within the promised deadlines. It is crucial that we are able to fully control this by carrying out the construction of the project with our own forces,” says Kaamos Construction Management Board Member Ingus Baumanis.

The residential quarter will be fenced, with a carefully planned outdoor area for the whole family to relax. It will feature several children’s playgrounds and a walking zone, together forming a large area where children can safely spend time, as well as a picnic area. A shared inner courtyard for all buildings will create a sense of community, while some apartments with private gardens will allow residents to enjoy greater peace and privacy. 

The project area will include more than 200 car parking spaces, some of which will be equipped with electric vehicle charging facilities. Attractive landscaping is also planned, along with a zone featuring modern outdoor exercise equipment, bicycle racks and a bicycle repair station.

The Riiti residential quarter will be developed in three phases. In the first phase, three buildings of up to five storeys with 97 apartments are planned, while in the second and third phases two eight- and nine-storey buildings will be constructed with a total of 136 homes ranging from 42 to 150 square metres.
